A Design & Build contract for the refurbishment of healthcare and learning spaces on the ground floor of the D5 building, Deanfield Campus at Henley College.

Scope of work

Project Brief:

  • Refurbishment of classrooms featuring practical spaces including a mock ward setup, a mock home/elderly care setup, flexible learning areas, and 1-2-1 meeting spaces for health and wellbeing.

Works Involved:

  • Full strip-out of the existing spaces, including floor finishes, mechanical and electrical fittings, fixed and loose furniture.
  • Demolition of existing solid partition walls and foldable partition wall systems to enable reconfiguration.
  • Installation of new acoustic-rated studwork partitions to create new spaces, with adaptations to existing suspended ceiling layouts.
  • Installation of new kitchenettes in teaching spaces and a new trough sink with hospital-style taps.

Interior Features:

  • Plastering works, full redecoration, and installation of new vinyl floor finishes designed to distinguish different teaching spaces.
  • Installation of a new hospital ward track and curtain system for mock wards, and provision of new furniture, fixtures, and equipment (FFE).

Mechanical and Electrical Works:

  • New LED lighting throughout, new power outlets, data points, switching, and emergency lighting to suit the adapted layouts.
  • Installation of new mechanical ventilation and heat recovery units designed for the reconfigured spaces.
  • New supplies for kitchenettes and hospital-style troughs, and adjustments to existing radiators.

Additional Refurbishments:

  • Full refurbishment of the existing WC, including new WC and sink, ceiling, lighting, floor finishes, and full redecoration.
  • Refurbishment of the main entrance, lobby, and circulation space, including new vinyl and barrier entrance matting, new lighting, and full redecoration.

Project Management:

  • The project was undertaken during term times, requiring careful planning due to the presence of school staff, students, and visitors.
  • Works were suitably segregated to protect third parties from hazardous construction activities.
