Construction of a new office and welfare facility to provide modern accommodation for operational and administrative staff at an existing waste depot. The development comprised two new buildings connected by a central glazed entrance lobby, creating high-quality office space, welfare facilities and supporting external infrastructure.
Designed to support the client’s growing operational requirements, the completed development provides a combination of open-plan and cellular offices, meeting and training rooms, kitchens, changing facilities, showers and WC accommodation, together with a new car park, EV charging points and landscaped external areas. Delivered immediately adjacent to a fully operational waste depot, the project required careful coordination to maintain the safe day-to-day operation of the existing facility throughout construction.
Scope of work
Groundworks & Foundations
The project commenced with the construction of all associated groundworks, reinforced concrete foundations and below-ground drainage to facilitate the installation of the modular building structures. External infrastructure works included new surface water drainage systems, utility connections and preparation for external hard landscaping.
Modular Building Installation
Two modular buildings were installed and connected via a purpose-built central entrance lobby. Timber roof trusses were erected using a mobile crane before completing the insulated roof construction, external wall cladding and aluminium window and door installations.
Internal Fit-Out
The buildings were fitted out to provide modern office accommodation and welfare facilities, including open-plan and cellular offices, meeting and training rooms, kitchens, changing facilities, showers and WC accommodation. Works included internal partitions, suspended ceilings, doors, floor finishes, decorations, fitted furniture and equipment, kitchen installations and sanitary facilities.
Mechanical & Electrical Services
A full mechanical and electrical installation was delivered, including fire alarms, sprinkler systems, ventilation, heating, lighting, power, data infrastructure and all associated building services. Fire stopping works and commissioning were completed to ensure full compliance with statutory requirements.
External Works & Landscaping
External works included the construction of a new car park with EV charging facilities, pedestrian pathways, ramps and steps, together with hard and soft landscaping to provide a safe and attractive external environment.
Challenges
Working immediately adjacent to a live operational waste depot required detailed logistics planning, phased construction and close liaison with the client to ensure uninterrupted depot operations throughout the project. Temporary CCTV security, segregated working areas and carefully controlled deliveries enabled the project to be delivered safely, efficiently and with minimal disruption to the client’s ongoing operations.
