Scope of work
Demolition & Structural Alterations
- Removal of the existing front porch and formation of a new entrance, allowing the relocation of the front door and creation of an enlarged entrance hallway.
- Structural alterations to enable the removal of internal walls and formation of a large open-plan kitchen/dining area with a separate utility room.
- Installation of new structural steelwork to support the open-plan layout.
- Adjustment of existing full-height windows to provide traditional cill levels.
Garage & Ground Floor Reconfiguration
- Part conversion of the existing garage to form:
– A relocated cloakroom WC.
– A new home office.
– New door formed at the rear of the garage for direct access into the kitchen.
– Retention of the right-hand side of the garage for storage.
Mechanical & Electrical Upgrades
- Installation of a new boiler and pressurised hot water cylinder within the new utility room.
- Re-routing of foul drainage to accommodate the new cloakroom WC, connecting to the existing manhole at the front of the property.
- Complete rewiring and re-plumbing of the property.
First Floor & Internal Finishes
- Refurbishment of the first floor, including redecorations and installation of a new family bathroom.
- New double-glazed windows installed throughout.
- High-quality finishes to all rooms, including new flooring, ceilings, and joinery.
